Lee Place, Sutton Green, Surrey

Lee Place is a picturesque Queen Anne-style house set in beautiful grounds in the village of Sutton Green, Surrey. From the outside, the Grade II listed property features classically proportioned white walls, sash windows and reclaimed terracotta roof tiles, while inside, it has been the subject of a complete rebuild, which was completed in 2014.

The front part of the house still retains some 17th century period features, such as the impressive beam and the inglenook fireplace in the sitting room The rest of the house is much more modern in feel but remains in tune with the older parts, thanks to the sash windows.

The house has a beautiful central hall with handcrafted curved staircase, lit from above by an oval skylight. All the rooms are accessible from this central space. The downstairs rooms are versatile and could be used for many different purposes, linked to their neighbouring rooms, which creates a delightful sense of light and easy flow.

There is a fabulous Thomas Ford kitchen/breakfast room which runs the length of the house, with adjoining patio in similar stone that creates an outside in’ feel between the wonderful interior and the garden. The house has a total of seven bedrooms and four bathrooms.

There are top quality fittings, flooring and lighting throughout, with the space used to the maximum. For example, there is an ingenious staircase to open up two additional rooms in the roof space, complete with the house’s original oak timbers.

The gardens extend to about 1.6 acres and surround the house, with different varieties of trees, including fruit trees, giving the sense of a small park set inside a much larger one, that of the surrounding golf course.

Abundant flower beds have been carefully planted with a multitude of roses, shrubs and herbaceous plants over some 20 years, so that it is a blaze of colour from spring to autumn.

Original timbered barns have been turned into a four-port garage and a studio/home gym. The heated swimming pool, just beyond the limestone patio, is easily accessed from the kitchen and is sufficiently hidden by plants and box hedging.

The house is set in a band of greenbelt which stretches along the banks of the River Wey, towards the heart of the village of Sutton Green. Once at the river, there are miles of footpaths along the National Trust tow path, through unspoilt countryside.

With origins back to Domesday, Sutton Green enjoys a semi-rural situation, within easy reach of all amenities. The surrounding countryside is mainly farmland, extensive areas of common land and the Wey Navigation. The village provides a farm shop, pub, golf club, garage and two churches, with a supermarket a couple of miles away. Guildford and Woking between them provide a comprehensive range of shopping, leisure and cultural amenities.

The location also benefits from excellent communications, with the A3 providing a direct route to London or the south, linking with the M25 at Wisley for the airports and national motorway network. There is a good rail service from Guildford, Worplesdon and Woking, with journey times to London Waterloo from around 23 minutes from Woking.

Alastair Mercer of Savills Guildford says: Lee Place is such a picturesque family home which has been superbly modernised and is in immaculate condition. It also benefits from beautiful grounds and a wonderful setting.”

Lee Place is being marketed by Savills for a guide price of £3,495,000.
