Three striking eco homes come to the market at Flimwell Park, East Sussex

Three striking ecologically advanced homes have come to the market at a sustainable woodland development in East Sussex. Flimwell Park is set in an Area of Outstanding Natural Beauty in the village of Flimwell, on the East Sussex border with Kent. The 46-acre site is a collaboration between architect Steve Johnson of The Architecture Ensemble and Regalmain Ltd, owned by the O’Callaghan family, whose combined vision to create a pioneering, sustainable mixed-use woodland development has become a reality after a decade of consultation, planning and construction.

The scheme was designed on principles of sustainability and incorporates eight timber workspaces built on stilts, which are occupied by local businesses; a restaurant, Birchwood, headed up by Green Michelin starred chef Will Devlin; and ten subterranean chalets, powered by solar energy, which can be booked as overnight accommodation.

The three private homes at this gated development are EPC A‑rated and incorporate modern methods of construction, built using the highly insulated LVL” structural panels with a fireproof English larch and Corten panel external façade. Embracing the use of renewable energy systems, each of the properties has a 4.4kw peak solar panel array, an air source heat pump providing the underfloor heating and domestic hot water, a full Mechanical Ventilation with Heat Recovery (MVHR) system, Alu clad wood, triple glazing and LED lighting throughout, with Mode programmable lighting.

The flexible, family-friendly accommodation is set across three floors with up to five bedrooms. An impressive, high specification kitchen/living/dining space with large balcony is located on the top floor to take advantage of the views across the treetops, with an adjoining snug providing space for a separate TV room or home office. Across the first floor is the sizeable principal bathroom with dressing room and en suite, along with a further double bedroom with en suite shower, and a study/nursery, all of which open directly onto another impressive balcony. The ground floor provides three further double bedrooms, a family bathroom and a utility room, with direct access onto the ground floor veranda, leading to the private garden and woodland beyond. Each property has parking with an EV charging point.

The award winning Bedgebury National Pinetum and Forest, recognised as the most complete collection of conifers on one site anywhere in the world, is about two miles away, offering woodland walks, cycling, riding and outdoor music concerts. Also within easy reach are Bewl Water Reservoir, offering a wide range of activities including fishing, sailing, rowing and wonderful walks around the reservoir, as well as the National Trust’s Scotney Castle, with picturesque gardens against the backdrop of a moated medieval castle and Victorian country mansion, and 780 acres of beautiful parkland, woodland and traditional hop gardens.

In terms of connections, the A21 links directly to the south coast, with Hastings, Camber Sands and Rye within easy reach, with the M25 to the north giving access to London and the national motorway network, Gatwick and Heathrow airports, and the Eurostar which is about 28 miles east. Mainline rail services can be found at Etchingham, just over five miles away, or Staplehurst, about 11 miles, with frequent services to London via London Bridge and Waterloo East. A high-speed train service runs from Ashford (23.9 miles) to London St Pancras in about 37 minutes.

The three new homes at Flimwell Park are being marketed by Savills with a guide price of offers in excess of £1.2m for the show home.
